A 12-apartment design-and-build development in Māngere, representing the most complex precast 3-level walk-up the team had completed at the time. The project features high-end, architecturally pleasing concrete panels with numerous innovations and new construction systems, including: pre-painted concrete panels manufactured in the factory with pre-installed joinery, prefabricated concrete balconies with a prefinished river mist surface, Kingspan roof panels, and insulated wall linings. The 3-level walk-up construction methodology became increasingly kitset-based, requiring minimal products and fewer subcontractors onsite. The development was delivered ahead of programme in 9 months from building consent to council final inspection, achieving a Homestar 6 rating.
