A 65-apartment recovery project in Māngere, taken over from a distressed contractor and completed using OSM cross-laminated timber construction systems.

Precision Build Partners took over this 65-apartment development from another contractor near completion, following a distressed contract situation. On inspection, significant re-work was required to ensure weathertightness and structural sign-off — a critical step in stabilising a distressed project before progressing to completion. The project utilised complete CLT (cross-laminated timber) construction, an off-site manufacturing (OSM) construction system that presented a new challenge for the team. Despite the complexities of inheriting a distressed project and working with subcontractors we had not previously used, the team delivered the project within 7 months from take-over to final council inspection. The development comprises 30 one-bedroom apartments, 29 two-bedroom apartments, four-bedroom terraces (4 units), and a four-bedroom duplex.
